The office market is in a strange new era. Hybrid work is still a thing, yet return-to-office mandates are on an upswing; office demand is picking up, yet vacancy rates in some cities are higher than we’ve ever seen. In this kind of topsy-turvy environment, building owners and managers can’t rely on location alone, or even shiny lobbies and upgraded HVAC systems, to win and keep tenants.
But here’s the good news: a powerful lever still exists, and it’s fully within your control: Tenant satisfaction.
And thanks to a major study from MIT and Maastricht University, we now have proof that boosting tenant satisfaction isn’t just good vibes – it’s good business.

The Research: Tenant Happiness = Stronger Leasing

Economists Juan Palacios from MIT and Nils Kok from Maastricht University analyzed more than 37,000 tenant surveys from 3,000 office buildings across 392 U.S. cities, representing 71% of S&P 500 tenants. Their goal: determine whether tenant satisfaction truly impacts renewals, occupancy, and rental performance.
The answer? A resounding yes.
The study found that when tenant satisfaction increases by just one point on a 1–5 scale:
  • Willingness to renew rises 8.6%
  • Likelihood of recommending the building jumps 11.5%
  • Move-out probability drops 15.8%
And on a building-wide level, a 10% increase in average satisfaction leads to:
  • 0.2% higher gross rent growth
  • 0.6% higher effective rent growth
  • 2.4% lower vacancy
In a market where every basis point matters, these aren’t small wins – they’re game-changers.

Tenant Amenities Make All the Difference

This is where tenant amenities come in. Lobby activations, social media engagement, food trucks, building events, and hospitality-trained lobby ambassadors all contribute to the sense that a building is alive, not just a place to house desks.
These experience-based elements:
  • Increase satisfaction
  • Strengthen the emotional connection to the building
  • Encourage employees to return to the office
  • Support corporate culture
  • Make the building more competitive, even against newer stock
And ultimately, that means higher renewal rates and stronger rents, leading to higher asset values.

When you put it all together, the logic is simple and compelling:
Amenities → Higher Tenant Satisfaction → Higher Renewals → Higher Effective Rents and Occupancy → Higher Asset Value
Tenant experience isn’t fluff. It’s not a “nice to have.” It’s a financially validated strategy, one backed by the most comprehensive tenant satisfaction study ever conducted.
If you want to improve retention, stabilize occupancy, and grow NOI, the path forward is clear: Invest in your tenants’ experience, and your building’s financial performance will follow.
